Vacation Rental 

Short-term vacation rentals are allowed in Residential Zone Districts within the Village of North Palm Beach. However, all vacation rentals must meet the Village’s minimum stay requirement.

For this regulation, a vacation rental is defined as a dwelling unit that:

  • Is rented to guests more than three times in a calendar year, and

  • Each rental period is less than 30 days or one calendar month (whichever is shorter), and

  • Qualifies as a transient public lodging establishment.

Under F.S. § 509.013(4)(a), a transient public lodging establishment is any unit advertised or offered to the public as a place regularly rented for periods of less than 30 days or one calendar month.

What is a vacation rental registration?

When a property owner wants to rent their property as a vacation rental, they must register with the Village. The registration process involves a review and inspection to ensure that the property meets all the standards outlined in Section 45-40 of the Village’s Code of Ordinances. The purpose of this process is to ensure that the residents of the Village can enjoy their homes and neighborhoods in peace, without disruption from vacation rentals. It also aims to protect the health, safety, and welfare of vacation rental occupants and their guests, while encouraging them to be respectful of the neighborhood's residents.

Who is required to obtain a certificate of registration?

Any person or entity that operates a vacation rental unit within the Village's corporate limits.

When did the registration requirement go into effect?

Effective October 1, 2021, any vacation rental operating without a valid registration will violate the Village code.

When is the registration required to be renewed?

The registration must be renewed by October 1 annually. This requires passing an annual inspection and paying the renewal fee set by the Village Council.

What do we do if the circumstances change?

Any changes to the information or submittals included with the initial registration must be reported to the Village within 30 days of the occurrence of such changes.

What happens if I have a vacation rental, but I do not obtain a certificate of registration?

Any person who rents a vacation property must obtain a registration certificate by October 1 each year. Failure to do so will result in civil penalties, including court costs, attorney fees, and administrative fees.
